The Real Estate Settlement Procedures Act, or RESPA,
was created by Congress to help real estate clients fully understand the
process. This law details the "good faith estimate" of terms and fees
a lender must give the borrower in writing and states that the actual closing
terms and costs must be provided to the borrower in writing before closing.
